Solving Challenges Quickly and Effectively

Tom McKnight does what he says he will do and more. Sometimes life takes a sudden turn and that’s what happen to my wife and I this past winter. Since 2004 we had owned a successful vacation rental home in Mission Park and reserved the winter months for ourselves. It was a wonderful plan. In February, we decided that we could no longer make the annual trip and sadly needed to sell the house. In 2020, I had worked with Tom McKnight to help a friend sell his home in MP due to covid. I felt Tom and his team provided an array of unique and extra services at a time when my friend needed a friend as he and his wife had moved out of state. The home was sold in a few days. Because we would be selling a vacation rental with a lot of future bookings, I thought his attitude, oversite, follow through and commitment to getting things done might be a perfect match for what we needed done after we returned home. I was right. His team was the perfect match for our unique situation. I was concerned as the villa was booked solid until mid-July (I had blocked the calendar for dates beyond mid-July) and it was important to us that Tom find a buyer that who would honor all bookings at rates booked. Within a few days of our initial meeting, Tom had created an impressive video and sales presentation which became an important sales tool. In a few days we had interest from multi- parties, including a buyer from out of state who wanted to replica our rental program, honor all bookings, and use the property for family getaways as we did. Tom and his team took over from that point. The PS was signed quickly, inspections and appraisals were set up for early April so the buyers could be present. Tom and his team handled everything in a very professional and considerate manner for Kathy and I, the buyers and the many guest. I was really impressed with the support team. My laptop was swamped with emails and documents to be signed as we weaved our way thru the process. They stayed on top of everything. The whole organization was very professional. In the end the electronic passing happened quickly. We were blessed with the right agent, the perfect buyer, and wonderful quest who accepted the process. The only sad news is-we will not be visiting Florida next winter. I would highly recommend Tom and his team. They do what they say they will do, and they solve blips immediately. My wife and I wish Tom and his team, all the best in the future. I delayed writing my review because I wanted to make sure all pre-bookings were honored, guest were happy, new owners were up and running and Tom willingly assisted in that lengthy process.

Remote or Local, We’ve Got You Covered

Tom McKnight and The McKnight Group were an amazing team for our house sale in Pennbrooke Fairways in Leesburg, FL. A process that was 3 months from first meeting until the funds transferred to our bank account. We first met Tom and his team by video call in mid-October 2024 on a referral from neighbors in Leesburg. It’s now mid-January 2025 and our house sold just yesterday. Every step of the way we had great support, and we needed it, as our situation was somewhat complex. Tom personally led us through the maze of decisions to maximize our sale price and make the process smooth for both the buyers and us as the seller. The complexity included the fact that my parents (owners) passed away during the pre-sale process, and was compounded by the fact that we are remote, 3,000 miles away in California. Their team “coached” us through setting a realistic listing selling price (not a Trulia fantasy price where the house sits for a year), re-titling the deed into the family trust with Magnolia Title, and numerous projects to market the house in its best light. We were able to arrange an extremely reasonable project management fee in addition to the realty fees, whereby they helped manage the projects we couldn’t possibly have done efficiently being remote. This included coordinating with vendors/contractors for new appliances, repairing the roof, cleaning siding, and painting exterior rooms, among many other things. They went over and above, helping to avoid a cross-country trip to get certain family mementos, by shipping them to us in California. Communication was top level. Whether by video call, phone, text or email, we are always in the know on how things were going. This included updates by video when projects were completed and texts telling us that certain repairs were completed satisfactorily. I cannot say enough good things about Tom and his team’s professionalism, thoroughness and empathy. Thank you Tom and team!
